Some Background

My wife and I purchased these 20 acres some 20 plus years ago. We were looking to build something and was looking for a challenge. We purchased the land first and then built the 54 x 42 Barn. Next came the 1 1/2 story brick home. We had a theme of zero maintenance for the exterior. Mostly meaning I didn't have to ever paint another house. We were looking for usable space that made sense for the main floor. We ended up with 1500 sq ft. consisting of a master bedroom, bath, Walkin closet, office, Kitchen, dining room, with long entrance closets from the garage and a mud room with washer and dryer on the main floor. The second floor is 1000 sq ft. with a full bath 2 bedrooms a 12x32 playroom. the basement is also 1500 sq ft. unfinished with radiant floor heat and a half bath with floor drain in place to complete a bath shower if desired.

 

I always had Labradors and each time I moved we added additional kennels to enjoy their company and of course I was an avid pheasant and quail hunter. I bred my own dogs for hunting and sold many as pets. Later we had to have chickens, ducks, and Turkeys, thus the 20 x 20 poultry house. It has both water and electric. There is a fruit orchard next to the poultry house. We also have tried grapes with a small vineyard now overgrown I also promised my boys a tree house. It turned out to be more of a luxury deer stand. Every year I hunted I usually shot multiple deer I have taken several trophy Bucks with two mounted on my wall. I merely woke up early walked 500 feet to my stand waited for 1/2 hour before sunrise and began to call the bucks in. My record was 20 minutes to fill a tag. It was my first time hunting, and I wondered what all the fuss was about getting a deer. Other seasons answered that question with some barely filling a tag by the end of the season. I always seen deer but waiting for the right one made it a challenge.

It's with a heavy heart I close this chapter of my life. My wife past some 7 1/2 years ago and at first, I still hand kids in school/ College. When that was through the dogs, the wonderful dogs were the reason I stayed I usually average about 10 Labradors and rotate them all in the house. I enjoy taking them on long walks mostly on my own property but there is 160 acres with two other homes both good people. I raise what I refer to as the original Labrador retriever the "English". There is a big difference between them and what most people around here know as a Labrador or the "American". I tell you this because my motive is to sell to someone who also loves Labradors or at least breeding dogs. I put a lot of effort and love into these kennels with plans for expansion with another 12 kennels on the west side of the barn with three additional areas for dogs to run. I put a lot of thought into my nursery and whelping area. I feel I could easily sell 100 puppies a year if I could just produce them. Most breeders produce the American and there is a strong market for the English. My high standards and low female count is the reason why I haven't made that goal. Usually about a third to a half of that. I hope you're a breeder and know that it only works to breed if you love the breed and willing to sacrifice for what's right for the breed. Don't force it and don't breed primarily for the income. It's possible to earn a very good living but most will fall short if priorities are not right. There is so much more to talk about, but I would love to escort you through the property and answer questions. Keep in mind I would love to include some dogs and connections to get you started if you're the right fit for breeding too. imagine making an income from your acreage my wife and I would have loved that opportunity.
